The Importance of Using a Contractor for Roof Repairs

If you need to fix a roof problem, there are three options: spot repair, partial reroofing, and full replacement. When to reroof depends on several variables, including the shingles’ wear and age, the climate in your area, and your home’s susceptibility to future damage.

Torn or damaged shingles can be easy removed, and new ones can be slipped in place and hopefully, you saved some spare shingles from the last job so they match the existing roof. You may choose to repair because the roof is in good shape, has not met its life expectation, and you want or need to keep costs to a minimum. Benefits include lower cost than a re-cover or replacement and it extends the roof life.

If the roof is fundamentally sound, the most effective solution is partial reroofing. Repairing a section of roofing will also make it easier to blend new with old, because slight color differences will be less noticeable. Benefits include lower initial cost, it’s less disruptive, lower risk of a roof being exposed to the elements, and new, extended warranties are available.

However, while partial repair may be more cost effective – if your roof is showing signs of wear consider doing the entire job while the crew is on-site with its scaffolding, ladders, and equipment. You will also have to decide whether to install your new roof over the existing one or whether to tear the old one off – the choice comes down to saving a little money now and risking greater expenses down the road. The International Residential Code (R907.3) says that you cannot put a new roof over two or more applications of any type of roof covering in part due to its weight and its effect on the structure of your home. Beginning your roofing job with a clean roof deck also means you have the option of adding ice-and-water-shield membrane along the eaves – as a rule of thumb, if 25 percent or more of the roof is damaged it’s best to replace.
